1. What is Guaranteed Rent?

We become your tenant and pay you fixed monthly rent for a set term. You receive consistent income, and we handle everything else.

3. Who pays for maintenance and repairs?

We cover maintenance up to £200. For larger structural issues, we’ll consult you and use trusted local trades. For larger structural issues or major repairs, the responsibility remains with the landlord

4. Will my property be looked after?

Absolutely! We depend on the property staying in top condition to keep our guests or tenants happy. We carry out regular inspections, cleaning, and maintenance. We want your property returned to you at the end of the agreement in excellent shape — or even improved.

5. Do you handle all compliance and legal requirements?

Yes. We ensure the property meets legal standards (like HMO licensing if applicable, fire safety, gas/electric certificates). We also handle tenant referencing, deposits, and contracts, so you don’t have to.

6. What types of properties do you work with?

We work mainly with:

  • 2–6 bedroom houses,
  • Apartments,
  • Small blocks,
  • Properties suited for professional lets or serviced accommodation.

7. How quickly can we get started?

Once we assess your property, we can move forward within days. We’ll carry out a free property assessment, agree on terms, sign contracts, and take over management smoothly. 

8. Do I still have to deal with tenants?

No. We operate under a commercial agreement and host vetted short-stay guests. You won’t deal with any tenant-related issues.

9. Are there any fees or hidden charges?

None. You receive the full agreed rent every month—no agency or management fees.

10. What if the property is empty?

You still get paid. We cover all void periods.

11. Do you manage the utilities and bills?

Yes. We handle and pay for all utility accounts and bills.
